This small town rests on the Pacific Ocean with miles of beautiful Southern California coastline. It&#8217;s located  just south of La Jolla, north of Mission Beach, and west of Hwy I-5.</p>
<p>Pacific Beach is known for <span id="more-302"></span>being inhabited by surfers and college students, but the population is becoming also a mixture of business professionals and the affluent also as property and rental coasts in coastal towns have risen over the recent years. Pacific Beach is both a popular day and night life location. PB&#8217;s busiest streets, Garnet &amp; Mission Blvd., are lined with cafes, bars &amp; eateries. There is a boardwalk parallels to the ocean usually filled with shoppers, pedestrians, cyclists, and rollerbladers. There is a large pier, Crystal Pier also located on the boardwalk. Also a rollercoaster and funzone for kids. There is also a boardwalk also the Bayside a few blocks away. This boardwalk runs along Mission Bay.</p>
<p>The main (north to south) street running along the beach is Mission Blvd. The other (north to south) streets are named after late 19th century federal officials, in alphabetical order, Bayard, Cass, Dawes, Everts, Fanuel, Gresham, Haines, Ingraham, Jewell, Kendall, Lamont, Morrell, Noyes, Olney, Pendelton (Mission Blvd. was formerly Allison Street, being the &#8220;A&#8221; street of the series). The (east to west) streets are named after precious stones,Agate, Beryl, Chalcedony, Diamond, Emerald, Felspar, Garnet (pronounced &#8220;Garnette&#8221; by the locals), Hornblend, Sapphire, Tourmaline, Opal and Turquoise.</p>
<p>Pacific Beach was developed during the boom years of 1886-1888 by R.A. Thomas, A.G. Gassen, D.C. Reed,  Charles W. Pauley, and O.S. Hubbell. It was Hubbell who &#8220;was leared away the grainfields, pitched a tent, mapped out the lots, hired an auctioneer and started to work.&#8221; To attract people, they built the Race Track and San Diego College of Letters, neither of which survive today. A railway also connected PB to downtown San Diego, and was later extended to La Jolla.</p>
<p>Today, property development continues along the boardwalk as the older small houses as being torn down in development of newer larger moderen structures. A mixture of new and old currently coexist in this eclectic beach town.</p>

Mission Beach can be divided into three smaller communities: South Mission, a peninsula, and North Mission. MB spans nearly two miles of ocean, with a boardwalk on both the ocean and bayside. The boardwalk has been expanded recently and is now <span id="more-304"></span>separated by a yellow line, dividing foot traffic on one side and wheels (roller blades, bicycles and skateboards) on the other. At the south end of the beach is a jetty, with grass, parking and a walking path.</p>
<p>Many of the original residential structures in Mission Beach were built in the 1930s and &#8217;40s as summer cottages. Because of problems to work out with developing on sand, Mission Beach developed later than the neighboring communities of Ocean Beach to the south and Pacific Beach to the north. In 1914, encouraged by land sales in those next-door communities and a new wooden bridge linking Mission Beach with Ocean Beach, John D. Spreckels offered small lots for sale. Few have been consolidated to form larger lots. Many of the structures within the community have been redeveloped into two-story homes in recent years.</p>
<p>Attractions near Mission Beach include SeaWorld and historic Belmont Park, in South Mission Beach, which features the Giant Dipper Roller Coaster. Other amusement park rides include the FlowRider, Chaos, Vertical Plunge, Krazy Kars, Tilt-a-Whirl, Liberty Carousel, Crazy Submarine, The Beach Blaster, and The Chaos. The Mission Beach Plunge opened in May 1925 as the centerpiece of Belmont Park, which was built by John D. Spreckels to stimulate real estate sales and to promote his electric railway. The 60-foot-by-175-foot swimming pool, was at the time the largest salt-water pool in the world, holding 400,000 gallons. The plunge building, encapsulating The Plunge, which was featured in the Tom Cruise film Top Gun, and was styled after the Spanish Renaissance architecture that also were erected in San Diego&#8217;s Balboa Park between 1915 and 1916. The Mission Beach Plunge is the only remaining structure left from the original Belmont Park structures.</p>
<p>Common Mission Beach activities include sunbathing, horseshoes, surfing, bicycling, skateboarding, Frisbee and football beach tossing, and many other outdoor activities. A local skating club, &#8220;Skate This!,&#8221; performs for free on weekends, executing trick skating and dancing on both rollerblades and traditional skates. Mission Beach has become well known as a popular place to engage in sports, including beach volleyball and basketball, with courts available for both.</p>
<p>Many of the beach goers are local college and university students, but both tourists and permanent residents of the beach and other areas are also frequent visitors to this World-Famous Beach location.</p>

It is a wealthy seaside resort community &amp; world-famous vacation destination. This beach resort community boasts some of the most beautiful beach coastline in the US. La Jolla residents and business owners commonly refer to La Jolla as the &#8220;city&#8221;, &#8220;village,&#8221; or &#8220;town&#8221; even though <span id="more-299"></span>it is technically part of the city of San Diego. But because &#8220;La Jolla&#8221; was a community well before the city of San Diego was incorporated the U.S. Postal Service has designated &#8220;La Jolla&#8221; as the only acceptable place name for use in mailing addresses for the ZIP Codes covering the area. This along with the fact that La Jolla has had its own unique local phone book since 1937 (the La Jolla Blue Book) can give the impression that La Jolla is a separate incorporated city, even though it is part of the City of San Diego.</p>
<p>The name is sometimes said to mean &#8220;the jewel&#8221; (from it&#8217;s Spanish translation &#8220;la joya&#8221;), though it is also believed to be derived from a Native American language, that of the La Jolla band of Luiseno Indians, who inhabited the area for centuries before the arrival of the Spanish. La Jolla is bordered by Pacific Beach to the south and the Torrey Pines State Reserve in Del Mar to it&#8217;s north.Interstate 5 forms La Jolla&#8217;s man-made border to the east, with the exception of some of the University of California, San Diego (UCSD) and some commercial property east of I-5 and north of La Jolla Village Drive, which are also considered (in the wider definition) to be part of La Jolla. (More specifically, the City of San Diego defines La Jolla&#8217;s eastern boundary as former Hwy 101, which is now Gilman Dr., excluding UCSD, and the northern boundary as the southern end of Torrey Pines municipal golf course; others define La Jolla as simply all of ZIP code 92037.)</p>
<p>La Jolla neighborhoods include Windansea, Bird Rock, the original or &#8220;old&#8221; village of La Jolla, La Jolla Shores, La Jolla Farms, Torrey Pines, Mount Soledad and La Jolla Village (including La Jolla Village Square). It should also be noted that The Village (of La Jolla) and La Jolla Village are not at all the same; they are distinct neighborhoods within La Jolla.</p>

<p>The downtown area can be divided into 9 distinct districts: Columbia &#8211; the western district, Core District &#8211; the central business district, Cortez Hill &#8211; the north-east district, <span id="more-402"></span>East Village &#8211; the eastern district which is home to Petco Park and surrounding Ballpark Village, Gaslamp Quarter &#8211; a two by ten block night life district in central downtown core, Little Italy &#8211; the north-west district, Marina &#8211; the south-west district which is home to Seaport Village, Horton District &#8211; the district comprising Horton Plaza and adjacent buildings, and Seaport Village &#8211; a tourist district within the Marina District, which is not an official district or neighborhood.</p>
<p>The downtown San Diego is bordered by the San Diego Bay to the west and southwest, Bankers Hill, Middletown, and Balboa Park to the north, Sherman Heights and Golden Hill to the east, and Barrio Logan and Logan Heights to the southeast. San Diego International Airport is just northwest of downtown.</p>
<p>In the 1960s, the downtown San Diego area began to fall into a state of disrepair. Trash littered the Gaslamp Quarter, many 19th century Victorian houses were rundown, and there were few buildings of significant size. The tallest building at the time was twelve stories, the locally famous El Cortez building. Despite this, low-mid-rise buildings were beginning construction. In 1975, Redevelopment plans were created for the downtown area. In 1985, Downtown San Diego underwent even more redevelopment with the completion of Horton Plaza, the Gaslamp Quarter revival, and the completion of the San Diego Convention Center. The term &#8220;America&#8217;s Finest City&#8221; was coined for the goal to make the downtown San Diego area just that &#8211; America&#8217;s Finest City!</p>

Technically, a part of the city of San Diego, this area is known as University City, UTC, University Towne Centre, Golden Triangle &amp; La Jolla East. Hopefully the following information will shed some light on how one small community could have garnered so many names.<span id="more-395"></span></p>
<p>The name Golden Triangle developed as a nickname as it is bounded by three freeways; I-5 to the west, I-805 to the northeast &amp; R-52 to the south. The local news often refer to the area by this name. The University Towne Center shopping mall is located near the center of the area, while the campus of the University of California, San Diego, from whom the town derives many of it&#8217;s named referes is to the west. The local high school is University City High School. A lot of residents refer to the area simply as part of La Jolla, refering to the broad community to the west of I-5. Or as &#8220;East La Jolla,&#8221;as early on in development the area was officially connected and because these communities are all part of the city of San Diego, there are no official border between them.</p>
<p>There are two distinct parts of University City divided by Rose Canyon and the railroad tracks. South of Rose Canyon is the older part of University City, historically referred to as University Square, centered on Governor Drive. It is a mostly residential neighborhood along Governor Drive with many single family homes. A local strip mall at Governor and Genesee is anchored by a Vons grocery store and a Rite Aid pharmacy. Another strip mall anchored by Henry&#8217;s Marketplace is to the west at Governor and Regents. There are several elementary schools, parks, a middle school, and a library. Just southwest of the Governor Drive exit from I-805 is a commercially zoned area containing office parks with low-rise buildings.</p>
<p>South UC was developed primarily in the 1960s and 70s. The newer part of University City north of the Rose Canyon is usually referred to UTC (originally University Towne Centre). UTC and University City are sometimes used interchangeably to refer to the entire Golden Triangle area. Residents of South UC tend to be homeowners with a large population of retired persons, partly due to a retirement community east and south of Genesee.</p>
<p>UTC tends to be younger &#8211; young professionals, college graduates and university students. Also, more of the population of North UC rent rather than own their homes. There are several university owned off-campus housing projects for graduate students. UTC is more racially diverse, with Asians and Latinos as well as foreign nationals (often postgraduate researchers). The topography of University City is mesas and canyons such as Rose Canyon and San Clemente Canyon and their feeder canyons that provide most of the remaining open space. UTC is primarily condo and apartment complexes with a cluster of hotels and high rise office buildings with mostly financial services as tenants. Besides containing three local shopping centers, there is also a large regional shopping mall anchored by Sears and Macy&#8217;s. UTC also has some parks, an elementary school, and police and fire stations. The eastern mesas of UTC have recently been developed for industrial use, and are home to several biotech companies. The northern tip hosts the Center for Communications Research, a branch of the federally funded Institute for Defense Analyses that performs classified research for the National Security Agency. North UC was developed primarily in the 1980s and 90s, and rapid growth and development continue. Housing prices have increased in the mid 2000s along with the rest of San Diego, and there has been a strong drive to convert apartments to condos.</p>

			<content:encoded><![CDATA[<p><img class="alignleft size-full wp-image-384" style="border: 1px solid black; margin: 5px 10px;" title="miramesa-community" src="http://sandiego-propertymanagement.com/wp-content/listing/miramesa-community.jpg" alt="" width="190" height="110" /><strong>Mira Mesa</strong> is a large suburb community in the city of San Diego. The community borders Hwy. I-15 to the east, Hwy. I-805 to the west, Los Penasquitos Canyon to the north and the Marine Corps Air Station Miramar to the south. At the west end of the community resides the Sorrento Valley business and technology park &#8211; a major employer for people living in this area.<span id="more-337"></span></p>
<p>Originally Mira Mesa was used as a Naval Base through World War II, with a residential area supporting housing for the military families through the 1950&#8242;s &amp; 1960&#8242;s. Just west of  I-15 (formerly U.S. Route 395) was a Navy auxiliary landing field known locally as &#8220;Hourglass Field&#8221; because of the layout of the runway, which was a single piece of asphalt in the shape of an hourglass. Starting in approx. 1969 the area started to develop with both homes and local businesses. It was one of the earliest areas of urban sprawl along the I-15 Corridor. Hourglass field has since become San Diego Miramar College and Hourglass Field Community Park.</p>
<p>In the late 1960s, a housing-boom took hold in the area that now extends from the I-15 freeway in the East to I-805 in the West. Nestled on the southern edge of the Los Penasquitos Canyon Preserve and the northern boundary of MCAS Miramar, the community is now home to approximately 80,000 residents, including students, hi-tech employees, families, and single people alike. The community provides a balanced ratio of business and residentially zoned areas, providing great shopping and recreational opportunities as well as business buildings with cutting edge technology facilities and office space. A thriving variety of ethnic cuisines and restaurants can be found here, as well as more traditional dining, covering all ends of the Mira Mesa area. Along with its eight community parks, teen &amp; senior centers, ice arena, aquatic complex, extensive shopping centers, and state-of-the-art movie theater, Mira Mesa offers the balanced blend of California living.</p>
<p>For nearly 30 years the Navy&#8217;s Top Gun School was located in Mira Mesa and most of the pilots made their homes in here. Since the late 1990s, Mira Mesa has undergone extensive expansion to accommodate the thousands of new residents attracted by its ideal location (between two major freeways) and its close proximity to Downtown San Diego. The area is also affectionately known to residents as &#8220;The Mecca&#8221; because of its location in the center of San Diego County. Several commercial and industrial centers have been built within the Mira Mesa area. Mira Mesa is noted for it&#8217;s dense Filipino and Vietnamese population, and Filipino and Vietnamese grocery stores (as well as other ethnic markets, including Indian and Chinese). Mira Mesa has now developed into the largest community in San Diego.</p>
